Digital Realty buys 1,440-acre site for 2GW campus, ups Teraco to 77%, acquires Columbia Capital for ~$485M

• Increasing Teraco ownership from ~61% to 77% by buying 16% stake for ~$650M, primarily via 3.4M shares of common stock.
• Acquiring Columbia Capital for ~$485M (including $45M cash, 2.3M shares at close) plus up to ~$275M earn-out; expected close 2H 2026.
• Total ~6.3M shares issued at weighted avg price of $197.54/share to fund these transactions.
• Columbia Capital managed over $9B in fund commitments, scaling Digital Realty's private capital platform.
