CleanSpark signs 20-year, $6.6B lease with high-grade tech tenant for 175 MW Georgia data center

• Triple-net lease with annual escalators; initial term 20 years, two 5-year extensions; total potential value $11.6B.
• Tenant (confidential, high-investment-grade) will lease 175 MW critical IT load at Sandersville, GA; deliveries expected Q4 2027.
• Expected cumulative NOI contribution margin nearly 100%, average annual NOI ~$330M; landlord project costs $10-12M per MW.
• Tenant also signed LOI and exclusivity covering CleanSpark's entire Texas portfolio: 718 acres, up to 885 MW secured/planned power.
